So far, we’ve reviewed several options: Guesty, Hostfully, and Uplisting. Each had potential, but most either fell short on usability or didn’t justify the cost.
Avantio was next on our Demo list. We approached it with clear criteria and practical expectations. Here’s a breakdown of where it delivered, where it didn’t, and whether it’s a viable option for scaling.

During the demo, Avantio’s dashboard made a solid first impression. It was clean, well-organized, and put the key details like occupancy rates, upcoming check-ins, and inquiries right where you’d expect them. The design felt professional and approachable, with a subtle European structure to it—refined and straightforward without trying too hard to stand out.
We especially liked how the system handled information. Everything was arranged logically, and the color-coding helped quickly distinguish between bookings, maintenance tasks, and guest messages.
The interface, while easy to navigate, did feel slightly dated compared to some of the newer platforms. It wasn’t a major drawback, but it raised some questions about how modern and seamless the overall experience would be.
During our 60-minute demo, the Avantio representative walked us through everyday tasks while we focused on workflow efficiency—how many clicks it took to complete basic actions and how clearly information was laid out across the system.
Channel management stood out as one of Avantio’s strongest features. The platform handled complex pricing rules and distributed inventory across multiple booking channels with ease, showing it could keep up with the demands of larger portfolios.
The multi-calendar was another highlight. Seeing all properties in a single view, with drag-and-drop functionality to move bookings or block dates across listings, felt like a real time-saver—especially useful during busy seasons.
We also explored the reporting features. There was a solid depth of data, offering valuable insights into property performance. But pulling and customizing reports took more steps than expected, which could slow things down for teams that need quick access to analytics.

These capabilities give us the freedom to build around our existing tech stack and adapt quickly as we grow.
As mentioned earlier, Avantio’s user experience reflected a structured, European design—organized and logical, though occasionally rigid. Navigation felt intuitive, with clear pathways and helpful tooltips that eased the learning curve.
Our operations team estimated they could get comfortable with the core features within a week. More advanced tools would take longer to master, but the overall setup felt accessible and manageable.
The customizable dashboard was a highlight. Task assignment and tracking tools also offered a practical way to improve team coordination and accountability.
We did notice a few areas where usability could be improved. Some processes involved more clicks than necessary, and certain administrative functions were buried in deeper menus. These weren’t major issues, but these small points of friction could become noticeable during daily, repetitive tasks.
We like that Avantio’s pricing model is structured to scale with portfolio size, which could offer good value as we grow.

While the core features are included in the base subscription, some advanced capabilities; like in-depth reporting and specific third-party integrations, came at an extra cost. This added a layer of complexity to our budgeting, especially since some of those features are essential for our operations.
In terms of the total cost of ownership, Avantio sits in the mid-to-high range when compared to other platforms. For a company like ours, with plans to scale, the pricing structure demands a closer look at which features we truly need and how fast we expect to grow.
Despite its strengths, Avantio’s vacation rental management software had a few limitations that stood out:
Avantio’s mobile-responsiveness was functional, but it didn’t quite meet the needs of a team constantly on the move. Having full access to the platform on mobile is essential, especially for urgent tasks.
Also, the absence of a dedicated mobile app would make certain tasks feel clunky on smaller screens. Some key functions weren’t fully optimized for touch, which could slow things down in the field and create unnecessary friction during day-to-day operations. For us, this raised concerns about long-term efficiency for mobile-first workflows.
Avantio definitely packs in the features, but with that depth comes a bit of a learning curve.
For experienced users, there’s a lot to appreciate. But for a fast-growing team like ours, we’d have to factor in the time it would take to get everyone up to speed without slowing down the day-to-day.

Its technical capabilities—like API access and integration options—make it a solid choice for teams looking to scale with custom solutions. However, limited mobile functionality was a drawback for our operations model, as our team often works on the go across Dubai.
