Download GuideIf you’re looking for a furniture package for your Dubai holiday home, you might get a quote of AED 6,500 for a studio from one provider and AED 27,000 from another.
That’s a huggeee gap, so it’s worth knowing exactly what you’re paying for before choosing a package.
At Homevy, our KHDA-certified team of designers has helped property owners across Dubai furnish and prepare their homes for short-term rentals.
Through this hands-on experience, we’ve seen where furniture packages deliver value, where quotes can fall short, and what it takes to meet Dubai’s holiday-home standards.
Let’s get into the deets!!
Since launching in Dubai in 2024, our in-house design team, led by KHDA-certified designer Shinnel Johnson, has taken units from empty to guest-ready through a seven-step process, with photography and staging handled in-house.

Here are some homes we’ve furnished and their package costs:
| Home | Area | Package |
| Cozy studio, 7 minutes from Dubai Mall | Business Bay | AED 20,000 |
| New 1BR with walk-in wardrobe | Mohammed Bin Rashid City | AED 40,000 |
| New 2BR with jacuzzi and big balcony | Business Bay | AED 60,000 |
Each package covers design, sourcing, delivery and full setup, plus interior enhancements such as accent walls, premium lighting and curated wall art.
Furniture includes balcony sets, while soft furnishings cover everything from mattresses and duvets to curtains and kitchen essentials.
Small appliances such as a Smart TV, Nespresso machine, blender, microwave and kettle are also included.
White goods are not included, but we can source them for approximately AED 6,500 extra.
P.S.: You don’t need to sign up for Homevy’s property management service to buy a furnishing package. And once the work is complete, the furniture belongs to you.
Our furnishing process runs through seven stages:
Take Anthony’s apartment for instance. He had tried long-term tenants, self-management and another management company before coming to Homevy.

His 1BR wasn’t in a central area and had dark finishes. So, the brief was to make the apartment bright, appealing and memorable enough that guests wouldn’t feel like they were missing out on Dubai Marina.
Here’s what our interior and design team led by Shinnel did:
The day after furnishing, our inspection team checked the Wi-Fi in every room, shower pressure, appliances and AC.
They also checked under beds and inside drawers, then spent a night in the apartment as a guest would.
Furnishing was the first stage of a three-stage system, followed by marketing and pricing optimisation. Together, these changes increased Anthony’s annual rental revenue by 15%.
Once the property is ready, Homevy’s professional photography team captures the finished space for its listing.

A standard Dubai furniture package usually covers the basics for your living room, dining area and bedrooms.

Here’s what you’ll typically see:
| Room | Commonly included | Package-dependent |
| Living room | Sofa, coffee table, TV unit, rug, cushions | Armchair, pouf, floor lamp, artwork |
| Dining | Table with 2 chairs for studios, 4 chairs for 1BR+ | Larger sets for 3BR |
| Bedrooms | Bed frame, mattress, bedding, bedside table | Wardrobe, bedside lamps, mirror |
| Soft furnishings | Cushions, throws | Curtains, towels, spare linen sets |
| Outdoor | Rarely included | Balcony set |
Two things can easily catch Dubai holiday-home owners off guard.
First, wardrobes. Many packages assume your apartment already has built-in wardrobes.
Most Dubai apartments do, but check before signing because DET expects each bedroom to have a wardrobe with shelves, a mirror and at least six hangers.
Second, linen. When a supplier says “linen included”, that may mean one set.
That isn’t particularly useful for a holiday home, where you need spare sets for turnovers. It also doesn’t meet the DET requirement for two sheet sets per bed.
Appliances, curtains, kitchenware, towels, spare linen and DET safety items are among the extras that can push your final furnishing cost higher.

Appliances alone can add roughly AED 4,500 for a studio to AED 12,000 for a 3BR, depending on the package and supplier.
Several of these extras also matter for holiday-home compliance because DET’s classification criteria specify certain items.
| Item | How suppliers price it | Required by DET for a Standard apartment? |
| Appliances | Studio PASE: AED 4,500–12,000 by size. GuestReady: AED 8,900. Homevy: approx. AED 6,500 for white goods |
Yes: fridge, cooking device, microwave, washing machine with dryer |
| Curtains | Studio PASE: approx. AED 1,500–3,500 per window | Yes: curtains or blackout that fully darken the unit |
| Kitchenware and tableware | Add-on or holiday-home bundle | Yes: cooking utensils and two tableware sets per bedroom |
| Towels and spare linen | Add-on | Yes: two towel sets per room and two sheet sets per bed |
| Safety and guest-info items | TUKA DTCM accessories kit: AED 480 | Yes: first aid kit, fire extinguisher, fire blanket, gloves, torch and emergency information in Arabic and English |
| Smart lock | GuestReady: AED 1,296 | Not listed in the 2020 criteria reviewed; check with DET |
| TV | Often an electronics add-on | Yes: colour TV with remote |
| Renovation | Quoted separately | No |
So when comparing furniture packages, don’t just ask “How much is the package?”
Ask: “What will I still need to buy before my first guest can stay?”
Dubai’s Department of Economy and Tourism (DET, formerly DTCM) requires holiday homes to be furnished with th following:
| Area | Standard apartment must have | Deluxe apartment also needs |
| Whole unit | Wi-Fi, AC, washing machine with dryer, iron and board, vacuum, cleaning tools, curtains or blackout, local-call telephone, first aid kit, fire extinguisher, fire blanket, gloves, torch, emergency information in Arabic and English, Qibla direction | Luxury furniture and equipment, wall decoration |
| Living and dining | Seating for two and a dining table with two chairs per bedroom or studio, TV with remote, rug | Coffee table, artwork or other decoration |
| Bedrooms | Minimum 12 sqm (17 sqm for studios), beds with headboards, main bed at least 200 x 150 cm, bedside table and lamp, wardrobe with mirror and 6+ hangers, safe, two sheet sets per bed, rug | Minimum 14 sqm (20 sqm for studios), larger beds, two seats and a TV in the master, en-suite master |
| Bathrooms | Shower or tub, hot and cold water, toiletries, two towel sets per room, bath mat, hooks, towel holder | Glass shower door, hair dryer, shaving point, magnified mirror |
| Kitchen | Sink, cooking device, fridge, microwave, lidded bins, cooking utensils, two tableware sets per bedroom | Oven, fridge-freezer, dishwasher for units with 2+ bedrooms |
Homevy recommendation: Passing DET gets you through the door. But a thoughtful guest experience helps give people a reason to book.
Homevy handles DTCM registration and compliance for homeowners. If you’re starting from scratch, our guide to getting a DTCM holiday home permit covers the paperwork.
