Stressed about managing your short term rental or finding a place to stay?

2026 Airbnb Cleaning Checklist With Free PDF Template

When a guest finds a strand of hair in the shower, they don’t think, “It’s just a strand of hair.”

They think, “Was this place even cleaned?” That impression can affect your cleanliness rating, which Airbnb treats as a separate rating category.

The solution isn’t spending more hours cleaning. It’s following the same process, in the same order, to the same standard after every checkout.

As an Airbnb management company that has maintained a 4.9/5 Google rating over 2 years, we understand the cleaning process for Dubai holiday homes, and we’ve curated an Airbnb cleaning checklist for you based on our housekeeping SOPs.

The best part is… You get a free PDF you can hand to your cleaner today!

TL;DR: The Airbnb Cleaning Checklist in 60 Seconds

  • A good Airbnb cleaning checklist should follow the same order and standard after every checkout, from laundry and room cleaning to restocking and final inspection.
  • Turnover cleaning and deep cleaning are different. Turnover prepares the property for the next guest, while deep cleaning tackles built-up dirt behind appliances, in grout, upholstery, vents and other overlooked areas.
  • For Dubai holiday homes, AC grilles, filters and shattafs need specific attention, with AC grilles wiped during every turnover.
  • Guests commonly notice hair, stale linen, bad smells, sticky kitchen surfaces, dust and smudged glass, making the final guest-eye inspection an important step.
  • Keep three complete linen sets per bed, or four during peak periods, so laundry delays don’t hold up your next turnover.
  • Homevy separates cleaning from inspection, with a supervisor checking every managed property against the housekeeping checklist before the next guest arrives.
  • Give your cleaner a process with Homevy’s cleaning checklist for every turnover or deep clean, so your property gets the same guest-ready standard every time.

What Should an Airbnb Cleaning Checklist Include?

A good Airbnb cleaning checklist should cover cleaning for;

  • linen and towels
  • bathrooms
  • kitchen
  • bedrooms
  • living areas and entrances
  • floors
  • bins and restocking

and the final inspection.

Put the tasks in the order your cleaner should complete them. That reduces backtracking and makes it easier to spot anything missed during a rushed same-day turnover.

The checklist below follows that approach, starting with what your cleaner should do before cleaning begins, then moving room by room before the final guest-ready inspection.

Homevy Tip: A checklist should tell your cleaner what to do and when to do it, not just remind them which rooms exist.

Airbnb Turnover Checklist: What to Clean Between Every Guest

A turnover clean resets the property between one checkout and the next check-in.

It covers fresh linen and towels, a sanitised bathroom and kitchen, clean floors, wiped high-touch points, empty bins, restocked essentials and a final inspection.

Here’s the Airbnb turnover checklist our team follows, room by room and in the order we’d work it.

Before You Start

  • Walk through every room before cleaning. Note anything the previous guest left behind.
  • Photograph any damage or missing items immediately. You’ll need those photos if you file a claim. See our guide on how to handle guest damage.
  • Open the windows or switch on extractor fans to air the property.
  • Strip every bed and collect all used towels. Start the laundry first because it takes the longest.
  • Apply toilet and shower cleaning products now so they can work while you clean elsewhere.

1. Kitchen Cleaning Checklist

  • Clear anything the guest left in the fridge or freezer. Wipe the shelves and door seals.
  • Clean the inside of the microwave, including the ceiling of the cavity.
  • Clean the hob, counters, backsplash and cabinet handles.
  • Scrub the sink and polish the tap. Water spots can make a clean sink look dirty.
  • Run the dishwasher. Check every plate, glass and utensil by hand before putting them away.
  • Empty and rinse the kettle and coffee machine.
  • Replace the sponge. Never leave a used sponge for the next guest.
  • Empty the bin, wipe it down and fit a fresh liner.

2. Bedroom Cleaning Checklist

  • Check the mattress and pillow protectors for stains before remaking the bed.
  • Make the bed with a fresh, inspected linen set. Pull the sheets tight and lay the duvet flat.
  • Lint-roll the made bed and pillows. This is where stray hairs can hide.
  • Check under the bed, inside drawers and in the wardrobe for forgotten items.
  • Dust bedside tables, lamps, headboards and mirrors.
  • Reset hangers, spare pillows and blankets.

Our housekeeping team uses a linen rotation of three full sets per bed, or four during peak season, so there’s always an inspected set ready.

Sheets are washed at 60°C with fragrance-free detergent and checked for stains, wear and smell before they reach the property and again before the bed is made.

See our full linen maintenance guide, or skip the laundry with a professional linen service for holiday homes.

3. Bathroom Cleaning Checklist

  • Clean from high to low: mirror, vanity, sink and tap first.
  • Scrub the shower screen, walls and tray or bath. Clear hair from every drain.
  • Clean the toilet last, including the base, behind the seat and seat hinges.
  • Wipe and sanitise the bidet sprayer (shattaf), including the nozzle, handle and hose.
  • Check the grout for mould or discolouration. Add anything stubborn to the deep-clean list.
  • Mop the floor, working back towards the door.
  • Hang fresh towels and a fresh bath mat. Restock toilet paper, with at least three rolls, plus hand soap and toiletries.
  • Do a final hair check at both eye level and floor level.

4. Living Room, Entrance and Balcony

  • Disinfect high-touch points: light switches, door handles, remotes, AC controls and the smart lock keypad.
  • Dust surfaces and wipe the TV screen.
  • Vacuum under and between sofa cushions. Straighten throws and cushion covers.
  • Wipe the AC grilles. Dust builds up quickly in Dubai.
  • Wipe balcony furniture, sweep the floor and clean the sliding door tracks and glass.
  • Clean the front door, handle and doormat. It’s the first thing guests touch.

5. Floors, Restocking and Final Checks

  • Vacuum first, then mop towards the exit so you don’t walk over clean floors.
  • Restock to your par levels using our complete Airbnb essentials list.
  • Walk through the property as if you’re the guest. Check the smell, lights, AC and blinds.
  • Take “guest-ready” photos of each room.
  • Report anything broken, worn or missing before you leave.

Turnover vs Deep Cleaning: What’s the Difference?

A turnover clean gets the property ready for the next guest. It covers the things guests see, touch and use during their stay.

A deep clean tackles the areas a regular turnover doesn’t reach, such as behind appliances, grout, upholstery, vents and built-up dirt.

You need both. They serve different purposes.

Turnover clean Deep clean
Purpose Reset the property for the next guest Remove build-up that regular turnovers miss
When After every checkout On a schedule or when a property needs it
Scope Visible surfaces, linen, bathrooms, kitchen, floors and restocking Behind and under furniture and appliances, grout, oven interior, upholstery, vents and descaling
Time Usually takes a few hours Adds several hours beyond a normal turnover
Who Housekeeper or turnover team Housekeeping team, with specialists where needed, such as upholstery or AC

A thorough turnover still isn’t a deep clean. The turnover makes the property ready for the next arrival.

The deep clean deals with the gradual build-up that becomes harder to ignore over time: dull grout, dusty ceiling fans, dirty vents or a sofa that no longer smells fresh.

Airbnb Deep Cleaning Checklist That Works in 2026

A practical approach is to use three triggers: a set number of turnovers, a quarterly deep clean, and preparation before Dubai’s peak season.

  1. Pull out and clean behind and under the fridge, oven, washing machine and beds.
  2. Degrease the inside of the oven, extractor hood and filters.
  3. Descale taps, shower heads and the kettle.
  4. Scrub grout and re-seal or re-silicone areas showing discolouration.
  5. Shampoo or steam-clean sofas, headboards, rugs and curtains.
  6. Wash cushion inserts, duvets and pillows, not just their covers.
  7. Dust ceiling fans, light fittings, baseboards and the tops of wardrobes.
  8. Clean AC grilles and check the filters. Flag anything that needs a technician.
  9. Clean windows inside and out where accessible, plus balcony glass and railings.
  10. Clean inside cupboards and drawers, then wipe down kitchenware.
  11. Audit linen and towels. Retire anything thin, stained or yellowed.

What’s Different About Cleaning a Holiday Home in Dubai?

Two things need extra attention: dust and air conditioning.

Desert dust gets indoors, while AC systems run for much of the year.

That means grilles and filters need regular attention. Dubai Municipality does not set one fixed interval for duct cleaning, according to the source cited in the original draft. The requirement is that systems are kept hygienic.

For housekeeping, that means wiping AC grilles at every turnover and checking filters during every deep clean.

Duct cleaning and AC servicing should be handled as maintenance rather than left to the cleaner.

If your cleaner notices a dusty filter or a strange smell when the AC runs, flag it for your technician or Homevy’s 24/7 property maintenance team.

And then there’s the shattaf. Many Dubai holiday homes have a bidet sprayer, and it’s easy to miss on a generic checklist written for another market. Guests use it, so clean and sanitise it during every turnover.

How Often Should You Deep Clean an Airbnb?

Trigger When
Onboarding Once, before the first guest, to establish the baseline
Occupancy After a set number of turnovers
Calendar At least once a quarter
Peak season Before October, ahead of Dubai’s October to March high season

At Homevy, every new property gets an initial deep clean when we onboard it. That sets the standard for every later turnover.

We also audit linen quarterly and start peak-season preparation in July or August so deep cleaning and AC servicing are completed to prepare your Dubai rental for peak season.

What Do Airbnb Guests Notice Most About Cleanliness?

Certain cleanliness issues come up repeatedly in guest reviews: the bathroom, bed, property smell and kitchen surfaces.

A study of 59,766 Airbnb reviews across 27,980 listings in 12 cities found that dirty or smelly rooms were the main driver of guest dissatisfaction. Bathroom cleanliness also appeared as a distinct complaint topic.

Other things Airbnb guests frequently notice include:

  • Hair in the shower, sink or on pillows
  • Sheets that look, feel or smell less than fresh
  • Musty smells or an overpowering cleaning-product smell
  • Sticky kitchen counters or dishes that aren’t properly clean
  • Dust on ceiling fans, baseboards and AC grilles
  • Smudged mirrors and glass
  • Full bins or bins without liners

The bed deserves particular attention. Every guest uses it, and a stained pillowcase, stray hair or less-than-fresh linen can immediately undermine their confidence in the rest of the property.

After your next turnover, do a guest-eye inspection.

Would you sleep in that bed? Would you feel comfortable showering in that bathroom? Would you notice a smell the moment you opened the door?

If a guest does leave a cleanliness complaint, here’s how to fix bad Airbnb reviews.

How Homevy’s Housekeeping Team Runs a Turnover

A checklist only works if someone checks the checklist.

At Homevy, the cleaner who turns over a Dubai property isn’t the person who signs it off. The person who just spent hours cleaning a bathroom is less likely to notice small things they may have missed.

Hence, a supervisor inspects every unit against our in-house checklist before it’s approved for the next guest.

Here’s the process we follow for the properties we manage.

  1. Onboarding: We assess each property’s cleaning needs and create a customised cleaning protocol.
  2. Initial deep clean: Before the first guest, we deep clean the property to establish the baseline standard.
  3. Check-out service: After every guest departure, the team completes a full refresh, including sanitising, changing linen and restocking amenities.
  4. Quality inspection: A supervisor checks the property against our in-house checklist before approving it for the next guest.
  5. Mid-stay cleaning: Guests staying longer can book scheduled cleans to keep the property guest-ready.
  6. Reporting: Owners receive cleaning reports and updates through the Homevy property management app.

Why does Homevy conduct separate cleaning from inspection?

A second set of eyes can catch stray hairs, overlooked surfaces and maintenance issues before the next guest does.

Frequently Asked Questions About Airbnb Cleaning Checklists

What are the most common Airbnb cleaning mistakes?

Commonly reported misses include hair in bathrooms or on pillows, less-than-fresh linen, stale or over-scented air, sticky kitchen surfaces, dust on fans and AC grilles, and smudged mirrors.

A final guest-eye inspection can help catch many of them before check-in.

What should I do if a guest says my Airbnb isn’t clean?

Respond quickly and apologise without arguing. Ask for photos so you can see what was missed, then offer to send a cleaner back as soon as possible.

After resolving the issue, look at what caused it. Was a checklist step missed? Was the turnover rushed? Was there no final inspection? Fix the process so the same problem doesn’t happen again.

Can you clean an Airbnb between same-day checkout and check-in?

Yes. Start as soon as the previous guest checks out and prioritise laundry first. A four-hour window can work for a typical property, but larger homes or heavy mess may require more cleaners or earlier preparation.

How many sets of linen should you have per Airbnb bed?

Keep three complete sets per bed, or four during peak periods. This gives you one on the bed, one being washed and one ready for the next turnover.

Should you take photos after every Airbnb cleaning?

Yes. Take photos of each room after cleaning to confirm the property is guest-ready. Photograph any damage or missing items separately before cleaning starts.

What should be included in an Airbnb cleaning inspection report?

Include rooms checked, cleaning completed, restocking, damage or missing items, maintenance issues and photos. The report should clearly show whether the property is guest-ready.

How do you keep Airbnb cleaning standards consistent with multiple cleaners?

Give every cleaner the same property-specific checklist and cleaning standard. A supervisor or second person should inspect the property before the next guest arrives.
