How StoneTree compares to Homevy
StoneTree runs long-term leases, short-term stays, brokerage and renovation under one holding.
Homevy focuses on doing one intentionally: hospitality led Airbnb management in Dubai.
With Homevy:
- You can keep track of your property's finances and performance with the Homevy owner app available on iOS and Android.
- Guests who book your property get 24/7 customer support without you having to handle requests yourself.
- You pay a 20% management fee with no onboarding fee.
- Maintenance issues under AED 500 are handled upfront; larger expenses need your approval.
- Homevy reports a 91.1% average portfolio occupancy, compared with 52.0% across Dubai.
- You’ll get access to leading technology. Tools such as the Homevy Score, STR vs LTR Calculator, and Airbnb Calculator help owners assess performance, choose a rental strategy and improve the guest experience.
What does StoneTree do well?
Reviews point to clean apartments and helpful on-the-ground staff.
- Clean, well-equipped homes: Several guest reviews describe units as clean, new and fully furnished, from a Damac Hills villa to apartments in JLT and Business Bay.
- Helpful check-in staff: A number of reviews name individual agents for smooth check-ins and check-outs.
- Multilingual support: The company claims seven languages, and Russian-speaking guests specifically praise this.
What should property owners consider about StoneTree?
1. The management fee isn't published
StoneTree doesn’t state if it charges a fixed fee or a percentage of rental income. Property owners may need to reach out for the full fee schedule, including cleaning and maintenance markups.
2. Your property may be switched between strategies
StoneTree Lab says it selects between short-term and long-term based on market conditions. Confirm who decides, and how that affects your income projection.
3. Guest reviews are mixed on deposits and maintenance
Several 2023-2024 guest reviews report delayed deposit refunds and slow maintenance fixes; others praise fast responses. These are guest experiences, but unresolved issues can affect your listing's ratings.
4. Get contract terms in writing
The draft agreement we found may be outdated. Confirm term, notice period, exit conditions and payout timeline in your signed copy.
Homevy Tip: If a manager runs both rental models, ask for a written net-income projection under each strategy for your building, and who has the right to switch.
Who might prefer StoneTree?
StoneTree may suit owners who:
- Want to move between long-term and short-term rental without changing managers.
- Live abroad; StoneTree says over 90% of its landlords are non-residents.
- Are comfortable negotiating a bespoke management fee.
Our Verdict on StoneTree
StoneTree rents properties long-term and short-term and can move a unit between the two. If you want the flexibility to switch strategies under one contract, choose StoneTree.
Homevy is short-term rentals only, managed end to end, with hospitality and technology built around Airbnb performance. If you want a manager whose entire operation is built for Airbnb income, Homevy is the better choice.
