What's behind the occupancy number: First Class reports above 90% average occupancy as of July 2026. A September 2026 PropertyNews.ae report said more than 90% of its units were let on a monthly basis. Read together, the occupancy an owner is shown appears to be largely monthly-let occupancy, which earns differently from nightly bookings.

What you pay outside the percentage: cleaning is charged to guests, while maintenance is paid by the owner unless the issue is guest- or staff-related. With the percentage given by service level at onboarding, the annual number is hard to work out in advance.

Listings and deposits: a few Trustpilot reviews report the apartment did not match the listing photos, and some report disputed deposit deductions or refused refunds. However, these are individual guest experiences against a large review base, and not a company-wide finding.
