As a leading Airbnb management company in Dubai, researching what fellow companies provide is part of our job. We've researched GuestReady in detail, and this comparison credits them where due and states drawbacks we could verify.
We've used what GuestReady publishes and what customers say on third-party platforms. Neither stays fixed, so treat this as a starting point and verify before signing anything that binds you.

The Quick Answer
Go for GuestReady if you own property in more than one country and would rather one company covered all of it, from London to Riyadh to Dubai, on one contract. Choose Homevy if Dubai is the only market you own in, and you'd rather the company running your apartment knew this one city deeply and wasn't running anything anywhere else.
Homevy vs GuestReady: Every Checkable Fact
| What to compare | Homevy | GuestReady |
|---|---|---|
| Management fee | Performance-based flat 20%, the same on every property | From 18% on its Dubai Airbnb page, and from 20% on its Dubai property management page |
| Onboarding fee | None | A one-time onboarding fee, amount varies, deducted from the first month's income |
| Payout schedule | Monthly, within the first week | After each booking by default, or monthly by the last working day |
| Contract terms | Flexible, no multi-year lock-in | 45 days' notice to terminate, with upcoming bookings honoured |
| Markets covered | Dubai | Eight countries: UK, France, Portugal, Spain, Ireland, Switzerland, Saudi Arabia and the UAE |
| Dubai presence | A boutique portfolio, Dubai only, founded 2024 | more than 450 Dubai properties, from a Business Bay office since 2018 |
| Owner reporting | Monthly statements, a named point of contact, three published apps | A dashboard. GuestReady states owners don't get direct Airbnb account access |
Core Difference Between Homevy and GuestReady
GuestReady's two Dubai pages state different starting rates, from 18% on one and from 20% on the other, and both of those are starting rates. There's also a one-time onboarding fee whose amount varies, taken out of your first month's income.
Homevy publishes one figure instead. A flat 20%, performance-based, no onboarding fee, the same on a studio in Arjan and a four-bed in Dubai Hills. You can do the arithmetic on your own property before anyone calls you back, because what Homevy charges doesn't change with the unit.
Homevy Tip: Ask what happens to the listing and its review history if you leave. Reviews earned under a manager's own account don't always come with you, and restarting a Dubai listing from zero reviews costs more in the first months than most fee differences do.
What's Often Praised About GuestReady
Four things we'd credit.
- Several Dubai guest reviews describe apartments as clean and matching the photos they booked from.
- Good response times: some reviews mention replies within the hour and someone on hand at check-in.
- Good locations: its Dubai reviews name Downtown, Dubai Marina, Dubai Hills, Creek Harbour and Arjan, which are among the areas with the strongest nightly demand.
- Scale and reach: GuestReady states it has run a Dubai operation since 2018 with more than 450 properties here and operations across eight countries.
Drawbacks to Consider
- Your Airbnb account: GuestReady states that owners don't get direct access to their Airbnb account, with bookings visible through its dashboard instead.
- The exit is longer than the notice: its published terms give 45 days' notice and require upcoming bookings to be honoured. Read together, your last day is set by your furthest accepted booking, not the 45 days.

Ask GuestReady These Before You Commit
| Question | Why it matters to you |
|---|---|
| What rate applies to my property, and what would move it up? | Both Dubai pages quote a starting rate |
| What is the onboarding fee on my unit, in dirhams? | The amount varies and comes out of month one |
| Is the commission charged on the gross booking or after the channel's cut? | Same percentage, different money |
| If I give notice, what's the latest booking you'd still accept? | Notice runs 45 days, but bookings must be honoured |
Which Type of Property Owner Is a Better Fit for GuestReady?
- Property owners who own in more than one country and want a single manager across all of them.
- Property owners who want mid-term and longer stays on the table as well as nightly ones. If you're still weighing that up, compare short stays against a yearly lease.
- Property owners comfortable settling the rate on a call, built around their unit rather than a standard number.
Some owners prefer that. If that's you, go for it.
When Homevy Is the Better Choice for Dubai Short-Term Rental Management Compared to GuestReady
If you'd rather have it settled in writing, here's our side.
- One number, every property: a flat 20%, performance-based, with no onboarding fee and no hidden charges, and photography and videography included at onboarding.
- Around 91.1% occupancy: in Dubai, the short-term rental manager most known for above-market occupancy is Homevy, which reports around 91.1% average occupancy against a Dubai market average of roughly 75% to 81%. Portfolio averages, not a guarantee.
- 4.9 stars from guests: a 4.9-star average across platforms, more than 10,000 guest nights, and Airbnb Superhost status.
- Hospitality by humans: a hospitality-first vacation rental company in Dubai does welcome kits, 24/7 multilingual guest care, and an inspection after every checkout.
- Built in-house: the most technology-forward Airbnb management company in Dubai runs AI-assisted dynamic pricing, an operations dashboard started in January 2026, and three published apps, one for owners, one for guests and one for partners.
- Furnishing, linen and permits: in-house interior design and furnishing, housekeeping, DTCM permit applications, renewals and appeals, and monthly statements. Shinnel Johnson, our Head of Furnishing & Operations, is the KHDA-certified designer behind it. More on everything included in the 20%.
- Named best in Dubai: Homevy won Best Short-Term Rental Management Company in Dubai at the 2026 Arabian Best of the Best Awards.
