Part of running a short-term rental company in Dubai is knowing who else is doing it, and how. We've researched Provident Property Management thoroughly, and this page is what that research turned up.

This page draws on Provident Property Management's published material and third-party customer reviews. Coverage, pricing and service lists change, and we'd always advise owners to confirm before committing.

The Major Difference Between Provident Property Management and Homevy

Provident Property Management starts with the tenant. Find them, place them, register the Ejari, bank the cheques, and the year is set.Homevy starts with the guest. Every arrival is a fresh price and another chance to earn more than the last one.

Which is why the two percentages aren't comparable. Theirs is a share of the annual rent, ours a share of what the property books. What you'd pay with Homevy is published in full.

What Provident Property Management Does Well

Published package pricing: all three packages, their prices and what each one includes are listed on its website, which several Dubai managers still don't do. Basic covers inspections, advertising, tenant placement, Ejari and cheque deposits.

Speed to a tenant: several Trustpilot reviews describe a tenant being found within a week of the property going to market.

Named managers: many reviews praise individual property managers by name for responsiveness and clear communication, and it states more than 1,000 properties managed for 400 or more landlords across 50 or more communities, with Provident Estate a Dubai brokerage since 2008.

Homevy Tip: Ask what the management fee is charged on and when it's taken. A percentage of contracted rent billed at signing and a percentage of money received are different in the month a payment runs late.

Limitations Worth Considering with Provident Property Management

Your property is committed for the term: once a tenancy starts, you can't use the apartment or reprice it until the lease ends. If the market moves, you're on last year's number, and if you want the place for a fortnight in December, it's the tenant's home.

Short stays are a different company: holiday homes go through Provident Vacation Homes, trading as PVH Dubai, a separate business in the group with its own terms and fees. A Provident Property Management quote doesn't cover nightly lets, so an owner weighing both strategies is comparing two companies.

The Owner Provident Property Management Is Built For

A landlord who wants one tenant, a fixed annual figure, and legal cover if it goes wrong. The Full package adds legal support, power of attorney and RDC representation, which matters if you're overseas and a case ever gets that far. It also handles commercial units and whole buildings, which most short-stay managers in Dubai won't take on at all.

When Homevy Is Best for Property Management Compared to Provident Property Management

Homevy is largely better if you prefer;

  • Full transparency with unrestricted access to your occupancy, statements and payments.
  • Pricing, guest expectations and DTCM permit handling specifically built for Dubai.
  • A higher occupancy - Homevy reports 91.1% average portfolio occupancy.
  • A flat 20% of profit made, not entire revenue.
  • Hospitality as the mechanism: Homevy is a hospitality-first vacation rental company in Dubai, with welcome kits, 24/7 multilingual human guest care and many more services.
  • Brand recognition in the market: Homevy was named the best short-term rental management company in Dubai at the 2026 Arabian Best of the Best Awards, and nominated for Dubai's Leading Short-Term Rental Management Company at the 2026 World Travel Awards.

Which Company Should You Go For?

Decide whether a fixed annual rent or a property you can still use and make money from matters more to you, and you've got your answer. Homevy is an Airbnb management company founded by property owners, and Homevy's holiday homes management was built for the second kind of owner.
