None of that is a problem by itself. It is a set of answers you want in writing before your property is registered under someone else's licence, because the permit holder is who DET deals with.
The launch is priced outside the headline rate: Shosty advertises 17%, and separately notes that design, procurement, styling and photography may each incur additional fees. No price is published for any of them. On an empty apartment those items are the largest number a property owner faces in year one, and the 17% tells you nothing about them.
Damage handling: one Shosty owner review reported property damage, a delayed claim and communication difficulties. Ask how damage is documented, and what Shosty can spend on a repair before it asks you.
