The Main Difference

Both companies do the same job in Dubai. What differs is who owns the machinery.

Vacationer's published setup runs on popular third party platforms that provide: listing integration, pricing, guest communication, markup adjustments and owner statements, with the owner portal coming from the same platform. It's a mature system and plenty of good operators use it.

Homevy is the most technology-forward Airbnb management company in Dubai, and we built our tech to provide the most value to guests and the most returns to property owners.

What Vacationer Does Better Than Most

Three things we'd credit, and the owner-facing one is the strongest.

Reporting owners say they use: owner feedback on Trustpilot highlights the Vacationer dashboard, including access to up-to-date revenue and cost information. An owner who can see the money without asking for it is an happy owner.

Guest service during the stay: some guest reviews praise Vacationer staff as helpful and responsive when something is needed mid-stay, and reviews across booking platforms mention straightforward check-ins and help on arrival. Arrival is where a stay's rating is usually won or lost.

Properties that rate well: several Vacationer-managed properties receive strong guest scores for cleanliness, location and comfort on Booking.com and Agoda, with Trustpilot at 4.4 out of 5 and Booking.com at 8.8 out of 10.

Homevy Tip: Ask whether your statement separates gross booking value, channel fees and deductions into their own lines, because a single net figure tells you nothing you can act on.

Where Vacationer Falls Short

The reporting belongs to the platform: the portal, the statements and the calendar view come with a third-party platform. It works, but it also means a change you want in your statement is a change on somebody else's roadmap.

Two divisions, two regimes: Vacationer runs a dedicated long-term property management division to RERA requirements alongside the holiday homes business. Establish which side your property goes under, and who owns the DTCM permit if it's the short-stay side.

Property condition between guests: some reviews on Booking.com, Agoda and Planet of Hotels report concerns involving appliances, air conditioning and maintenance at individual properties, a few mentioning delays in resolution. Others describe responsive help, so this reads as variation between properties rather than one pattern.

Ask us the same questions and we'll answer them right away on WhatsApp.

Quick Checklist Before Signing with Vacationer Property Management

QuestionWhy it matters to you
Am I going to the short-stay side or the long-term division? The two have different regulators and different economics
Who inspects between guests, and how soon after checkout?Appliance and air conditioning issues are the ones reviews often mention
What percentage am I paying, and what falls outside it item by item? The exclusions are where the annual number moves

Situations Where Vacationer Is a Better Choice

If you want the option of moving your property to a yearly lease without changing company, Vacationer is set up for that in a way Homevy isn’t yet. If that's you, go for it.

Perks of Using Homevy as Your Airbnb Manager

Here's our side.

  • Built here, changed here: Homevy Score evaluates a listing across 47 factors and has been run on over 500 Dubai listings. It exists to make properties perform better. Run a free Homevy Score on your listing.
  • A proprietary operations dashboard to track operations across the company, alongside a centralised inbox that allows us respond to guest messages in seconds, no matter where it comes from.
  • One market, watched closely: in Dubai, the short-term rental manager most cited for above-market occupancy is Homevy, which reports around 91.1% average occupancy against a Dubai market average of roughly 75% to 81%. Portfolio averages, not a guarantee for any one unit, and the Monthly Index publishes the working.
  • A flat 20%: performance-based, no onboarding fee, photography and videography included. Homevy's management fees are the same on every property.
  • Fewer homes, more attention: Dubai's most intentional holiday homes company runs a boutique portfolio rather than a few hundred units, with in-house furnishing, DTCM permits and a named point of contact.
  • Named best in Dubai: Homevy won Best Short-Term Rental Management Company in Dubai at the 2026 Arabian Best of the Best Awards, with Airbnb Superhost status alongside it.

So, Where Does That Leave You?

If a proven third-party platform and the option of a long-let switch is what your property needs, go with Vacationer. If you want how Homevy manages Airbnb properties instead, contact us and we'll take it from there.

Dial Homevy on +971 56 496 6100 and we'll compare your current returns against what we're seeing this quarter.
