You’ll walk through the neighbourhoods and actually find families spending time outdoors, kids playing in the parks, and neighbours stopping for a chat. And the best part is that it never feels overcrowded. There’s space to breathe, greenery to enjoy, and a calmness that eases your mind.
That said, if you’re someone who loves non-stop action, late-night entertainment, and a bubbly social scene, Arjan might feel a little too quiet for you. Consider checking somewhere like Business Bay or Dubai Creek.
Apartment options in Arjan include studios, one-bedroom apartments, and two & three-bedroom apartments. And here’s the thing: apartments in Arjan tend to be more spacious and affordable compared to other parts of Dubai. A one-bedroom can be anywhere from 750 to 1,100 sq. ft., which is a solid deal.
If you’re looking for a modern, well-equipped apartment that won’t break the bank, Arjan delivers. Most buildings are new or recently built, meaning you get sharp designs, good layouts, and amenities that actually add value to your life.
As for amenities, nearly every building comes with the essentials:
Some even throw in saunas and extra recreational spaces, making it feel a bit more upscale. And if you’re tired of surprise utility bills, good news, chiller-free apartments (where AC costs are included) are fairly common here, which is a huge plus during Dubai’s “heat” months.

And if you’re comparing options, Motor City leans toward higher-end, spacious apartments, with 1-bedrooms going for around AED 82,000 a year. Dubai Sports City, on the other hand, is more budget-friendly, with 1-bedroom apartments averaging AED 68,000. Then there’s Jumeirah Village Circle, which is priced similarly to Arjan but doesn’t quite match up when it comes to rental yields (5.5% vs. Arjan’s 6-8%), making Arjan a stronger pick for investors.
One of the biggest reasons investors are eyeing Arjan is the price-to-value ratio. While prices have been rising, the area still offers a lower entry point compared to other parts of Dubai.
Here’s what you can expect to pay when buying an “off-plan” property in Arjan:
If you’re looking to buy, places like Jumeirah Village Circle (JVC) comes in at a higher price point, with 1-bedroom apartments in JVC averaging AED 1.3M – 1.5M. Dubai Marina is in a premium league of its own, where 1-bedrooms start at AED 1.8M+. Dubai Sports City is slightly cheaper than Arjan, but with older buildings and less growth potential, making Arjan a stronger investment.

Getting around Arjan is easy if you have a car, but trickier if you rely on public transport. The community is well-placed near major roads, making driving smooth and convenient. But if you’re hoping to hop on the Metro, the closest station, Mall of the Emirates, isn’t exactly within walking distance.
While RTA buses connect Arjan to other parts of Dubai, relying on them to reach the Metro adds extra travel time. If you’re used to stepping out of your building and hopping straight onto a train, it might take some adjusting.
That said, Arjan is growing fast, and with its increasing popularity, a Metro station won’t be too far off in the future. For now, if you’re set on living here and don’t drive, it’s worth factoring in the extra time and cost for taxis or buses. Else, it’s better you just get a car.
Also keep in mind that – with new buildings popping up, more people are moving in, and traffic can get busy.

Parking in Arjan is stress-free if you have a designated spot. Most buildings come with their own parking for each apartment, which makes life easy for residents. But for visitors? Yikes. Street parking is now paid, and free spots fill up fast, so finding a space is not guaranteed. If you’re moving here, make sure your apartment comes with parking, it’ll save you a lot of frustration.
As regards schools, Arjan gets it right. Some of Dubai’s best-rated schools are within a 10-minute drive, making school runs a breeze.
Parents we’ve spoken to here in Arjan – love Safa Community School (SCS) and Nord Anglia International School. Both offer top-tier British curricula and excellent reputations. SCS, in particular, gets a lot of praise, not just for academics but for the sense of community it fosters.
Nurseries are in abundance in Arjan. Whether it’s Chubby Cheeks, Kids World Nursery, or Raffles Early Childhood Centre, parents tell us they’re happy with the options. The general consensus? Safe, nurturing, and well-run.
The only drawback is that if you’re looking for American or IB curriculum schools, you might have to drive a bit. The closest options are in Al Barsha or Dubai Hills, which can mean dealing with some traffic during peak school hours. But overall, education is one of Arjan’s strongest selling points.
One thing we tell our guests in Arjan, is that your medical care is covered. The Mediclinic Parkview Hospital is right next door, and it’s one of the most well-equipped hospitals in Dubai. From emergency care to specialized treatments, it’s got everything. And people trust it.
Need a quick doctor’s visit? Aster Clinic, Prime Medical Center, and 7 Dimensions Medical Centre are all within Arjan, along with multiple pharmacies. It’s one of those things you don’t really think about until you need it. But when you do, it’s nice knowing you don’t have to drive across town.
That said, while Parkview is fantastic, some specialized treatments may require a trip to a bigger hospital like Saudi German in Al Barsha. But for 99% of daily healthcare needs? Arjan has you covered.
When our guests ask us about where to shop in Arjan, we always say: daily life is sorted, but major retail therapy needs a short drive.
For everyday essentials, My City Centre Al Barsha is the go-to. It’s home to a Carrefour hypermarket, a few handy shops, and even a Magic Planet for the kids. It’s not a massive mall, but for quick grocery runs, it’s perfect.
On top of that, there are smaller supermarkets all over Arjan like Lifco, Blue Mart, and Loyal Minimart. These are local favorites, and plenty of residents rely on them for late-night snack runs.
For big shopping trips, most people head to Mall of the Emirates or Circle Mall in JVC. And while that’s not a dealbreaker, it’s something to keep in mind. Arjan isn’t built for luxury shopping sprees, but for daily life? It’s got everything you need.
Residents who’ve lived in Arjan – a while, say the restaurants are getting better every year, with more unique, local spots popping up.
Take Thai Taste, for example, people rave about it. Authentic flavors, great service, and a cozy vibe. Then there’s My Govinda’s, a pure vegetarian spot that’s super popular with health-conscious diners. And if you’re in the mood for something quick? McDonald’s, Tim Hortons, and Papa Murphy’s in My City Centre have you covered.
The only real downside is that Arjan doesn’t have a big nightlife or fine-dining scene. If you want aesthetic brunch spots or rooftop lounges, you’re better off heading to JVC, Motor City, or Dubai Marina. But for everyday meals? You definitely won’t go hungry.
Arjan has plenty of opportunities to relax, unwind, and enjoy an active lifestyle, from beautiful parks to world-class attractions, all within easy reach.
Arjan is a green community, and Arjan Central Park is a real spot. The park is a great place to relax, have a picnic, go for a jog, or let the kids run around.
You’ll find walking paths, jogging tracks, playgrounds, and plenty of shaded areas to relax, making it a popular spot for families and fitness enthusiasts alike.
Besides the Central Park, there are several other parks nearby Arjan, including: Dubai Science Park, Camden Park, and Markham Park.
