Download GuideYou open Airbnb, see a Dynamic Pricing toggle, and wonder if leaving it off is leaving money on the table. In Dubai, the better question is whether Airbnb’s tool should set your nights or only suggest a range you still control.
At Homevy, we price holiday homes across Dubai on Airbnb, Booking.com and Vrbo, so we look at Airbnb’s new tool with one question: what does it do, and what does it leave to you?
| Situation | Better path | Why |
|---|---|---|
| One listing, Airbnb is most of your bookings, you can set a floor | Turn on Airbnb Dynamic Pricing | Fast, native, host can override nights |
| You already pay for a pricing tool on the same calendar | Keep one engine; do not stack Airbnb Dynamic Pricing on top | Two autos fighting each other |
| You sell on Booking.com or Vrbo as well | Central pricing, not Airbnb-only | Native Dynamic Pricing is Airbnb-channel |
| You will not check empty gaps for events or last-minute demand | Hand pricing to a Dubai property manager | Tools still need a human floor and strategy |
| You need Tourism Dirham and cleaning in the minimum | Build the AED floor first, then enable the tool | Floor protects net payout |
Airbnb Dynamic Pricing recommends a price range and changes the nightly rate for you. On its 13 October Resource Center page, Airbnb puts it like this: “Your pricing automatically adjusts daily, and you can check how competitive it is with similar listings and make changes anytime.”
The same page says it “started rolling out in October 2026 and will be available to all hosts in the coming months.” So you may not see the toggle yet. You can still set any night by hand, which matters in event weeks.
That page lists Smart Pricing as a separate tool, and Airbnb has not said how the two relate long term.
Some analysts read the launch as a bigger move. Skift reported on 15 October that a Bernstein research note sees Airbnb going further into how homes are run. Bernstein wrote: “The company is steadily expanding into areas that sit much closer to operating the asset itself. Pricing tools are the clearest example, but they are unlikely to be the last.”
Minimum stays, monthly bookings and channel mix still need deciding, and we go through those in our Airbnb revenue management guide.

Before you enable Dynamic Pricing, write a minimum nightly rate that still makes sense after costs.
Start with the costs every night has to cover. Airbnb’s help article 1522 still documents Tourism Dirham for Dubai holiday homes at AED 10 Standard and AED 15 Deluxe per bedroom night.
The Dirham isn’t new with the Fall Update, but it belongs in your floor, and your Holiday Home Permit Number still has to show on the listing.
Then add cleaning. For this example, if cleaning costs AED 150 per turn, include that AED 150 in the math for nights where a turnover is likely. Your cleaner may charge more or less.

How to work out the floor:
Worked floor (illustrative Standard 1-bedroom):
Tourism Dirham from help 1522 is AED 10 for that night. Add the AED 150 cleaning assumption on a turnover night. If you still want AED 400 net after Airbnb host fees, set the Dynamic Pricing minimum high enough to clear Dirham, cleaning, and that net on the nights that turn. On stay-through nights with no clean, drop the cleaning line from the math and keep Dirham plus your net.
If you also run the optional top-rated guest discount from the host-tools page, re-check the same floor after the discount, because a 15% cut can push a borderline night under cost.
Homevy Tip: Write the minimum down before you switch the tool on, so a slow week can’t push your rate below what the night costs you.
Estimate the wider income picture with the Airbnb income calculator.

If you already use a paid pricing tool, do not stack Airbnb Dynamic Pricing on the same nights. One engine should own the automatic moves, and Airbnb can still take manual overrides when you need them.
We compare the main tools in our roundup of Airbnb management software.
Airbnb Dynamic Pricing only changes your Airbnb rates, so Booking.com and Vrbo still need their own pricing or a central tool. Our Dubai Airbnb market 2026 overview covers what SCALE Middle East showed about where Dubai demand is heading.
Hosts on r/ShortTermRentals say the same thing: if you’re on more than one site, price centrally, not inside Airbnb.
When Homevy manages a home, guest messages come into a unified inbox across Airbnb, Booking.com and Vrbo, and we price those three channels together.
You can have just the pricing side or full management in Dubai on a flat 20% fee. You can see how our fees work.
Homevy is the most technology-forward Airbnb management company in Dubai, and our pricing runs on an AI-assisted system our team checks every day.
Homevy publishes its occupancy against the wider market each month. It reports around 91.1% average occupancy (Entrepreneur Middle East, Aug 2026).
In the July 2026 Monthly Index, Homevy was at 87% while the Dubai Airbnb market was at 55.7%. Occupancy and income vary by unit, area and season. Homevy’s figures are portfolio averages, not a guarantee for any individual property.
Airbnb’s own pages don’t state a price. Skift reports the service “is currently free for hosts”, but Airbnb hasn’t published a “free forever” promise, so check your settings when you review them.
No, pick one automatic engine for each calendar, because two engines moving the same nights will undo each other’s changes.
Not always, because if the floor is too low you can fill nights and still miss the net you wanted.
Airbnb still has a separate help page for Smart Pricing, and Dynamic Pricing is the new tool from the Fall Update. Airbnb hasn’t said whether one replaces the other.
No. You still account for Dirham and permit rules yourself, or through your property manager.
Airbnb’s host-tools article also describes optional discounts for top-rated guests. It’s a separate setting, and we’d only switch it on if your floor still holds after the 15% comes off.
Once you’re selling on more than one channel, or Dubai’s busy weeks are costing you nights, it’s worth having us price it. Run Homevy Score first if you want a listing read before you hand pricing over.
No. Dynamic Pricing is one Airbnb setting. You or your property manager still handle guest messages, cleanings, DET paperwork and the other channels.
If Airbnb is most of your demand and you will defend an AED floor, try Dynamic Pricing with weekly review. If other OTAs matter, keep pricing central.
If you’d rather a Dubai team sorted this, the calendar and the permits for you, chat with Homevy on WhatsApp.
