Download GuideThe best Airbnb management software is the one that fits how you operate your Airbnb or holiday home business.
Unfortunately, you may not find the platform that does everything perfectly.
At Homevy, we demoed 11 property management platforms before choosing Hostaway for our Dubai portfolio.
We still use it every day, but it doesn’t do everything we need. Its owner dashboard fell short of the experience we wanted for our clients, so we built our own.
In this guide, we compare seven Airbnb management software options including their pricing, portfolio limits, strengths and shortcomings, to help you find the right fit for your business.
The best Airbnb management software depends on your portfolio size, the channels you use and whether you report to property owners.
A solo host needs different features from a professional manager overseeing dozens of properties.
Use the table below to shortlist two or three platforms based on portfolio fit, pricing, free trials, owner portals and trust accounting.
Pricing disclaimer: We independently checked and verified the listed prices for each tool in October 2026. Prices, plans, and features may change, so we recommend confirming the latest details on each provider’s official website before making a purchase decision.
| Software | Best for | Portfolio fit | Pricing | Free trial | Owner portal | Trust accounting |
| Hospitable | Self-managing hosts and co-hosts | 1 to 20 | Starts anually from $25.52/month | 14 days | Mogul plan only | Not built in |
| Lodgify | Hosts who want direct bookings | 1 to 5 | From $14/month | 7 days | Ultimate plan | Not built in |
| Hosthub | Small portfolios across several OTAs | 2 to 15 | Standard plan starts from $18.2 per rental, per month | 14 days | Yes | Not built in |
| Hostify | Managers who want flat per-unit pricing | 5 to 200 | $20 down to $10 per rental/month | No (14-day money-back) | Yes | Not built in |
| Hostfully | Growing managers reporting to owners | 10 to 199 | From $15/property plus a platform fee | No (demo) | Yes | Through partners |
| Hostaway | Professional managers scaling across channels | 5 to 500+ | Quote only | No (demo) | Yes | Through partners |
| Guesty | Small hosts on Lite or larger operators on Pro and Enterprise | 1 to 3 on Lite; 4+ on Pro/Enterprise | Starts from $9/listing per month + 1% per reservation | 14 days (Lite) | Pro and above | Built in (paid module) |
The platforms below are organised by the portfolio size they tend to suit, not ranked from best to worst.
A system built for a 60-property manager may be unnecessarily complex for someone managing one apartment.
Hospitable is a strong option for hosts who want Airbnb automation software without a large monthly bill.
Its free Essentials plan includes a unified inbox, scheduled messages and core hosting tools. Paid plans add more advanced features, while owner statements, owner portals and accounting integrations are reserved for Mogul.
Best for: Hosts and co-hosts managing 1 to 20 listings who want to automate guest communication and day-to-day tasks.

Hospitable offers four plans:
Annual billing offers a 12% discount on paid plans. Essentials users pay $15 per property per month for dynamic pricing after the introductory trial. Hospitable also offers a 14-day free trial of paid plans.
Lodgify is built around a booking website you can create without a developer. It’s a strong option if you want guests to book directly instead of relying entirely on Airbnb.
Lodgify also offers channel management and guest communication tools. Automated messages are available on Professional, while task management and owner statements are included in Ultimate.
Best for: Hosts managing 1 to 5 properties who want to grow direct bookings.

Lodgify’s official pricing page lists the following rates with annual billing:
A seven-day free trial is available, with no credit card required. Prices may vary with billing frequency, property count and promotions, so confirm your final rate on the official Lodgify pricing page.
Hosthub focuses on channel management, with additional property management features. It connects Airbnb, Booking.com, Vrbo and Expedia through direct API integrations. It also offers a unified inbox and automated guest messaging.
Best for: Hosts managing around 2 to 15 listings across multiple booking platforms.
Hosthub charges a monthly fee per rental, with lower rates as your portfolio grows.

Annual billing offers a 20% discount.
The Pro plan adds a 0.7% fee on net booking value. Portfolios above 100 rentals require a custom quote.
Hostify uses a fixed monthly fee per rental, with all features included and no onboarding fee.
It requires at least five rentals, making it better suited to property managers than hosts with one or two listings.
Housekeeping and an owner portal are built in, while dynamic pricing relies on third-party integrations such as PriceLabs.
Best for: Property managers with 5 to 200 rentals, including serviced apartments.
Hostify charges a monthly fee per rental, with lower rates for larger portfolios.

Hostify does not offer a free trial, but provides a 14-day money-back guarantee.
Hostfully is designed for property managers who need clear, consistent reporting for property owners. It includes owner statements, an owner portal, a direct QuickBooks Online connection and a direct booking website.
The main trade-offs are setup complexity and pricing transparency.
Best for: Property managers with roughly 10 to 199 listings who need owner reporting.
Hostfully offers two relevant plans.

Hostfully sells through demos rather than offering a standard free trial. Request a quote that includes the platform fee and any applicable charges before comparing its total cost with other platforms.
Hostaway is the property management system Homevy chose after demoing 11 platforms, and the team uses it daily across its Dubai portfolio.
It combines channel management, a unified inbox, dynamic pricing, detailed team permissions and an owner portal.
But no software does everything perfectly. Hostaway’s pricing isn’t publicly listed, trust accounting relies on partner integrations, and its owner dashboard didn’t meet Homevy’s needs.
The Homevy team built its own owner app to give property owners a clearer view of their performance.
Best for: Professional property managers with 5 to 500+ listings across multiple booking channels.
Hostaway does not publish standard subscription rates. You must request a quote based on your portfolio and requirements.

Before signing, confirm the onboarding and billing start date, which listings count towards your subscription, integration costs and any additional accounting fees.

Guesty offers different products for different portfolio sizes.
The Guesty Lite is a self-service option for hosts managing one to three listings, while Guesty Pro and Enterprise cater to larger property management businesses.
They also offers trust accounting as a paid module, alongside pricing tools, channel management and AI-powered guest messaging.
In our demo, it was a close contender, but we ultimately passed on it because of the cost and complexity.
Best for: Hosts with 1 to 3 listings using Lite, or larger operators who need advanced accounting, pricing and automation features.

Airbnb management software can look affordable until you add the tools needed to run your business.

Dynamic pricing, cleaning coordination and accounting may be built in, restricted to higher plans or available through third-party integrations.
Those differences affect your total cost and how many systems your team needs to manage. Use this table to compare what’s included and what may require an additional subscription.
| Feature | Hospitable | Lodgify | Hosthub | Hostify | Hostfully | Hostaway | Guesty |
| Dynamic pricing | Built in on paid plans | Through Beyond on eligible plans | Third-party integration | Third-party integration | Third-party integration | Built in, plus integrations | Built-in tool available as a paid add-on |
| Cleaning and tasks | Built in | Ultimate plan | Third-party integration | Built in | Built in; Breezeway supports scheduling | Built in, plus integrations | Built in |
| Direct booking site | Professional and above | Built in | Paid add-on | Built in | Included | Built in | Built in |
| Trust accounting | Not built in | Not built in | Not built in | Not built in | Through partners | Through partners | Available as a paid module |
| QuickBooks | Mogul plan | No direct connection listed | Not listed | Not documented | Direct connection | $8 per listing/month | Through Guesty Connect |
The main takeaway is that a feature being available doesn’t always mean it’s included in your subscription.
Check plan restrictions, integration costs and additional fees before comparing headline prices.
Trust accounting deserves particular attention if you manage money on behalf of property owners.
Guesty offers it as a paid module, while the other platforms in this comparison rely on partner services or don’t offer it as a built-in feature. An owner portal or earnings statement alone doesn’t constitute trust accounting.
An Airbnb channel manager syncs calendars, rates and bookings across platforms such as Airbnb, Booking.com and Vrbo to help prevent double bookings.
A property management system (PMS) can do that and handle more of the daily work, including guest messaging, cleaning schedules, pricing and owner reporting.
If you list on Airbnb alone, its built-in tools may be enough. As your portfolio grows, additional software can help you coordinate bookings, channels and people.
Here’s how to decide:
Homevy Tip: Check a platform’s Airbnb partner status before booking a demo. You can consult Airbnb’s official software partners directory. Partner status is worth checking, but it doesn’t replace evaluating the platform’s features, pricing and limitations.
The subscription price is only part of the cost of Airbnb management software.
Some platforms charge per listing, others add fees based on booking revenue, and some require a platform fee or a custom quote.
Add-ons for pricing, accounting and direct bookings can increase the total further.
Here’s what five listings could cost per month based on the Airbnb management software prices we’ve reviewed. These figures exclude additional usage fees unless stated.
| Platform | Five listings, per month | What’s included or excluded |
| Hostify | $100 | All features included, with no onboarding fee |
| Hospitable Professional | $104 | Dynamic pricing and direct booking; owner statements require Mogul |
| Hospitable Mogul | $159 | Adds AI auto-replies, owner portal and QuickBooks |
| Hostfully Growth | $75 plus a platform fee | Also carries a 1% payment gateway fee and a 0.85% direct booking fee |
| Hostaway | Quote only | Request a quote covering onboarding and recurring costs |
| Guesty Pro | Quote only | Ask about onboarding charges, monthly minimums and paid add-ons |
| Lodgify | $164 for professional; $218 for ultimate | List on Google, automate messages, protect your bookings, and more. |
| Hosthub | Depends on the per-rental rate | Use its pricing calculator and account for the Pro booking-value fee |
Before signing a contract, get these five details in writing:
One more cost to consider is Airbnb’s own service fee.
Hosts using property management software may be subject to Airbnb’s host-only fee structure, which is 15.5% for most affected hosts. Ensure to confirm the fee that applies to your account.
If you manage properties for owners, or manage your own property, reporting is essential to understand bookings, revenue and profit.
Yet owner portals may be restricted to higher plans, statements may require manual work, and trust accounting may depend on third-party integrations.
When we tested over 11 property management tools at Homevy experienced these limitations firsthand.
Hostaway provided an owner dashboard, but it didn’t meet our team’s needs.
The interface felt cluttered, carried Hostaway’s branding and didn’t present property performance the way we wanted.
So we built our own owner dashboard and app.
When comparing Airbnb management software, check these four things during every demo:
Owners don’t judge your business by the software you use. They judge it by how clearly you can explain what their property earned, what was deducted and what happens next.
Some Airbnb management software platforms offer self-service trials, while others require a sales demo.
Hospitable, Guesty Lite, Hosthub and Lodgify offer free trials. Hostaway, Hostfully, Hostify, Guesty Pro and Avantio typically require a demo or sales conversation.
Use a trial to test your actual workflow. Use a demo to ask about onboarding costs, contract terms, migration support and any features that require additional fees.
Switching software takes more than signing a contract. When Homevy moved to Hostaway, importing properties and training the team required more work than the purchase itself.
Homevy Tip: Avoid migrating during peak season. Choose a quieter month and keep your existing system running until you’ve confirmed that bookings and calendars synchronise correctly in the new platform.
At Homevy we use Hostaway every day to manage our Dubai portfolio, alongside custom tools we’ve built to fill gaps in the software.

Here’s what our setup includes:
Our setup at Homevy shows why choosing the right Airbnb management software is only part of running a successful holiday-home business.
The right combination of software, custom tools and hands-on management has helped us achieve around 91% average occupancy across our managed properties.
In the past two years of managing properties in Dubai, we’ve booked more than 10,000 guest nights, maintained a 4.9-star average rating and Airbnb Superhost status.

The best Airbnb management software depends on your portfolio size and needs.
Hospitable and Guesty Lite suit smaller portfolios, Lodgify is a good fit for hosts prioritising direct bookings, and Hosthub suits managers handling multiple booking channels.
Hostaway, Hostfully and Hostify offer options for professional property managers. Homevy uses Hostaway to manage its Dubai portfolio.
Yes. Hospitable’s Essentials plan is free for unlimited properties and includes a unified inbox, scheduled messages and turnover tasks. Dynamic pricing, direct bookings and owner tools may require paid plans or add-ons. Most other platforms offer free trials lasting 7 to 14 days rather than a permanent free plan.
For a single property, Hospitable’s free plan is a good starting point.
Guesty Lite is another option, while Lodgify suits hosts who want their own booking website. Hostify requires at least five rentals, making it unsuitable for a single listing.
An Airbnb channel manager syncs calendars, rates and bookings across Airbnb and other booking platforms, such as Booking.com and Vrbo.
This helps prevent double bookings when dates are reserved on different channels. A full property management system (PMS) adds tools such as guest messaging, cleaning coordination, pricing and owner reporting.
Costs depend on your portfolio size, plan and additional fees. Hostify, for example, charges $20 per rental per month for portfolios of 5-19 rentals.
Before choosing a platform, check for percentage-based fees, platform charges, paid integrations and onboarding costs. Hostaway and Guesty Pro require custom quotes.
Connecting Airbnb to property management software can affect the service fee structure applied to your account.
Under Airbnb’s host-only fee structure, most affected hosts pay a 15.5% service fee per booking instead of having a separate service fee charged to guests.
Check your account’s current fee structure before calculating your costs. Software subscriptions are a separate expense.
Choose Airbnb management software that fits your current portfolio and future plans. If you report to property owners, prioritise owner reporting.
And if you’d rather not manage the day-to-day operations yourself, consider working with a team that already does.
Homevy combines software with hands-on holiday-home management across Dubai, covering everything from channel management and pricing to guest care, cleaning and owner reporting.
This approach has earned us the 2026 Arabian Best of the Best Award for Best Short-Term Rental Management Company in Dubai.
We charge a flat 20% management fee with no onboarding fee, and we only earn when your property does.
